Public records — county clerk and appraisal-district filings — plus commercial datasets, cross-linked by owner, tract, and well. Coverage is deepest where counties publish the most; see the data coverage page for the current state and county matrix.

How do you decide two records are the same owner?

We reconcile name and address variants and deduplicate interest records into a single owner spine, so spelling and format differences collapse to one owner. It is a resolution model on public records, not a guarantee of legal title — you still verify against the county record before closing.

Can it find fractional heirs?

That is a core use. By mapping co-ownership and family groups around an estate, the platform surfaces the small fractions and heirs that a flat owner list leaves disconnected — often the interests other buyers miss.

Are the values on a record an appraisal of the minerals?
