Net mineral acres calculator

Turn a tract size and your ownership share into net mineral acres (NMA) — and, if you know your lease royalty, net royalty acres (NRA). Net mineral acres is the exact unit a cash offer is quoted in ($/NMA), so it is the number worth getting right first.

How this calculator works

Net mineral acres (NMA) is the acreage you actually own: NMA = tract acres × your ownership fraction. A 1/4 interest under a 160-acre tract is 40 NMA. Fractions like 1/4 are converted to a decimal (0.25) before multiplying.

Net royalty acres (NRA) measures the royalty those minerals throw off once leased, standardized to a 1/8 royalty: NRA = NMA × (royalty ÷ 0.125). At a 1/8 (12.5%) lease, NRA equals NMA; at a 3/16 (0.1875) lease each mineral acre is worth 1.5 royalty acres. In short — NMA is how much you own; NRA is how much royalty it earns.

Net mineral acres is the exact unit a cash offer is quoted in ($/NMA), so it is worth getting right. For the dollar side, see the oil & gas royalty calculator and our mineral rights value guide.

Net mineral acres — common questions

What are net mineral acres?

Net mineral acres (NMA) are the acres of minerals you actually own beneath a tract — the gross tract size multiplied by your fractional ownership. If you own a 1/4 interest under 160 acres, you own 40 net mineral acres. It is the standard unit buyers and lease bonuses are quoted in.

How do I calculate net mineral acres?

Multiply the gross (total) tract acres by your ownership fraction: NMA = gross acres × your interest. So a 1/8 interest in a 320-acre tract is 320 × 0.125 = 40 net mineral acres. If your interest is written as a fraction like 1/4, convert it to a decimal (0.25) first — this calculator does that for you.

Net mineral acres vs net royalty acres — what is the difference?

Net mineral acres (NMA) measure how much of the minerals you own. Net royalty acres (NRA) measure the royalty stream those minerals produce once leased, standardized to a 1/8 (12.5%) royalty. A higher lease royalty means more royalty acres per mineral acre: NRA = NMA × (royalty ÷ 0.125). At a 1/8 lease they are equal; at a 3/16 (0.1875) lease each mineral acre is worth 1.5 royalty acres.

What is a good price per net mineral acre?

There is no single number — non-producing minerals can run from under a hundred dollars per net mineral acre in quiet areas to several thousand in the core of an active play, driven by nearby drilling and local lease bonuses. Because a cash offer is quoted in dollars per NMA, knowing your net acres is the first step. See our royalty calculator and value guide, or request an offer below.
